Cambria at Hammock Dunes Condominium Association
Cambria is an eleven-story, 60-unit luxury condominium. In this amenity rich building, owners can enjoy indoor or outdoor spas or relax in separate men’s and ladies’ steam and sauna rooms after working out in a state-of-the-art fitness center. Additionally, each unit owner has the ability to store twelve bottles of wine in their own private, climate-controlled wine locker, or enjoy a favorite movie in a richly appointed theater room.
Recreational amenities also include a state-of-the-art golf simulator and a uniquely crafter billiards room that are complemented by an elegant social room with an adjacent caterer’s kitchen. Additionally, owners can swim in the oceanfront pool with outdoor grills and outdoor fireplace, or walk a pristine Atlantic beach accessible via a dune walkover that is directly behind Cambria.
Southern States Management Group has been working on behalf of the Cambria membership since construction was completed in 2005. Originally hired by the Building’s developer, SSMG oversaw all warrantee and punch list items associated with the common areas, assisted in the transition to an owner control Board of Directors and has worked tirelessly since to maintain the standard of luxury that brought purchasers to the building originally. Since the time of turnover, SSMG has facilitated procurement of several major capital projects including an exterior paint job, installation of a state of the art surveillance and security system, transition to LED lighting, and several other cost saving initiatives. SSMG currently supervises 2 full time maintenance employees and 1 part time clerical/administrative employee who dedicate their time to the condominium and its membership. This includes daily cleaning of pools, spas, and water features, supervision of janitorial, landscape maintenance and preventative maintenance contracts, coordination of guest suite reservations, and all other facets of the building that are financed with the annual operating budget that current exceeds $1.0 million. SSMG also provided assistance to the condominium in its signing of a long-term lease with cellular phone operators that nets nearly $25,000 in additional annual income in exchange for the placement of broadcast antennas inconspicuously on the condominium’s roof.
